About Our Fees

Applying for a Bulgarian mortgage can be a complicated and time-consuming activity. It involves discussions with banks, financial services institutions and lawyers, collection and collation of supporting material, plus the completion of numerous documents and forms. For these reasons the following charges are made:

  • Registration is free.
  • Consultation Fee 100 Euros. This fee must be paid before we speak to the banks about your mortgage. At this stage we will collect some basic information about you and the property that you wish to buy. It allows us to approach the banks on your behalf and have a preliminary discussion with them about your requirements. We will provide you with the names of up to 3 lenders who have offered to consider your application, plus a description of the loans that they might offer to you. If we cannot find any lenders who are prepared to consider your application, we will refund 50% of the consultation fee.
    After receiving the details of the lender(s) you are under no obligation to use our services to apply for the loan.
  • Application Fee 400 Euros. This fee must be paid if you wish us to apply for a loan. It is payable after we have identified a potential lender and before we make a formal application to the bank. At this stage we will collect all the supporting documents that we need to prove to the lender that you will be able to afford the mortgage repayments. Our legal team will perform a series of checks and validations to make sure that your chosen property is without debts and is suitable for a mortgage. The Application Fee covers the costs that we incur during the application process and therefore it is not refundable.

If the property to be mortgaged is purchased through Apple Tree Properties, we will refund up to 50% of the fees shown above.
