Supporting Documents for a Bulgarian Mortgage

The documents that you will need to apply for a Bulgarian mortgage depend on the lender and on the type of mortgage for which you apply. You will need to supply proof of your identity and your permanent address. For most mortgages and home loans you will also need to supply proof of income, although we can arrange mortages without this.

Non-Status Mortgages

Non-status mortgages are loans that are provided to you without proof of income. They are particularly suitable for people who are self-employed but who cannot (or do not wish to) provide 3-years' annual accounts for their business. They are also suitable for people who are employed on a temporary basis, but who are confident that they will have sufficient work to meet the repayments during the term of the loan.

In this section are details of the documents that you might be asked to provide when applying for a non-status mortgage in Bulgaria.

Proof of your identity:

  • A copy of your passport or identity card (or a copy of your driver's licence)
  • A copy of your birth certificate
  • A copy of your marriage certificate

Proof of your permanent address:

  • A copy of a recent utility bill (such as a water bill or electricity bill)
  • A copy of your rental agreement - if you are renting a property
  • A copy of your latest bill for annual property tax (council tax)

Mortgages Based on Affordability

In this section are details of the documents that you might be asked to provide when applying for a Bulgarian mortgage that is based on your income and expenditure. If you are married you will be asked to produce documents for yourself and for your partner.

If you work for somebody else

Proof of your identity:

  • A copy of your passport or identity card (or a copy of your driver's licence)
  • A copy of your birth certificate
  • A copy of your marriage certificate

Proof of your permanent address:

  • A copy of a recent utility bill (such as a water bill or electricity bill)
  • A copy of your rental agreement - if you are renting a property
  • A copy of your latest bill for annual property tax (council tax)

Proof of your income and expenditure:

  • Copies of pay slips for the last 3 to 6 months
  • Letter from your employer (stating your current job title and wage/salary and when you started work for the employer)
  • Copies of bank statements (including any bank into which your salary is paid) for the last 6 months
  • A copy of your latest P60
  • Details of your credit rating from Equifax or Experian
  • A copy of your latest mortgage statement, if you already have a mortgage on a property
  • Details of other regular expenditure, such as outstanding loans or hire-purchase agreements

If you are self-employed

Proof of your identity:

  • A copy of your passport or identity card (or a copy of your driver's licence)
  • A copy of your birth certificate
  • A copy of your marriage certificate

Proof of your permanent address:

  • A copy of a recent utility bill (such as a water bill or electricity bill)
  • A copy of your rental agreement - if you are renting a property
  • A copy of your latest bill for annual property tax (council tax)

Proof of your income and expenditure:

  • The name and address of your business
  • A copy of the summary of your financial accounts for the last 3 years
  • A letter from your accountant, confirming that your company is solvent and stating your share of the business
  • Details of your credit rating from Equifax or Experian
  • A copy of your latest mortgage statement, if you already have a mortgage on a property
  • Details of other regular expenditure, such as outstanding loans or hire-purchase agreements
